The site was located within the Low Density Residential Zone. The Low Density Residential Zone is intended to accommodate predominantly single detached houses supported by community uses and multiple dwelling uses on larger lots. The subject site is located in Sinnamon Park, approximately 12km South-East of Brisbane’s CBD. It occupies a total of 2,932m2 and lies within Brisbane City Council’s Low Density Residential zone – LDR. The subject site is bound by Northbrook Street to the North and Cityview Road to the North-East, with residential properties surrounding it on all other sides.


The subdivision entails a 2 into 5 lot reconfiguration compatible with the surrounding Low Density Residential neighbourhood. No lot is proposed under 450sqm in area;. Each proposed lot is considered fit for its envisaged purpose and capable of containing a dwelling house its associated infrastructure, parking and open space. Specifically the proposal presents lot sizes consistent with that of the surrounding area.

 

Building heights are typically envisaged to not exceed 2 storeys. The site was also contained within the Centenary Suburbs Neighbourhood Plan area, however not located within a precinct.
Minimum lot sizes were achievable via Code Assessment are to be no less than 400sqm where fronting a road, and 600sqm where a rear lot. This form of application did not require public advertising. We note the intention is to retain the existing house on one of the new lots.

 

We have designed the scope of works described herein regarding the subdivision proposal in order to address the requirements of council and any referral agency. Where compliant with Councils prescribed requirements, the application were a candidate for Council’s RiskSMART assessment process.

 

This Engineering Services Report has assessed the stormwater management, earthworks and service infrastructure for the proposed reconfiguration at 37 Northbrook Street & 1 Cityview Road, Sinnamon Park. Earthworks, erosion and sediment control solutions were required on site can be performed using common and accepted methods. The proposed earthworks may trigger retaining works which will constructed according to BCC codes.
